১৯০৮ সালের রেজিষ্ট্রেশন আইন ২০০৪ সালের ডিসেম্বর মাসে সংশোধন করা হয়েছে৷ আইনটি ১ জুলাই ২০০৫ ইং থেকে কার্যকর হয়েছে ৷নতুন আইন অনুযায়ী জমি রেজিষ্ট্রেশনের সময় ক্রেতা ও বিক্রেতার করণীয় বিষয়গুলো হলো :
(১) ক্রেতা ও বিক্রেতা উভয়ের নিজের স্বাক্ষর/টিপ সহি যুক্ত ছবি দিবে ৷
(২) সম্পত্তির বিবরণসহ মানচিত্র আঁকিয়ে দিতে হবে ৷
(৩) সম্পত্তির মালিকানা রয়েছে মর্মে ক্রেতাকে হলফনামা দিতে হবে ৷
(৪) শেষ ২৫ বছর জমিটি কার কার মালিকানায় ছিল তা দাখিল করতে হবে ৷
(৫) জমির মূল্য ৫ লাখ টাকার কম হলে রেজিষ্ট্রেশন ফি হবে ৫০০ টাকা, ৫ লাখ হতে ৫০ লাখ টাকা হলে রেজিষ্ট্রেশন ফি ১০০০ টাকা, জমির মূল্য ৫০ লাখ টাকার বেশি হলে রেজিষ্ট্রেশন ফি ২০০০ টাকা ৷
(৬) উত্তরাধিকার সূত্রে প্রাপ্ত জমির মূল্য যাই হোক রেজিষ্ট্রেশন ফি ১০০ টাকা দিতে হবে ৷
(৭) জমি হস্তান্তরের সকল চুক্তি লিখিত হতে হবে এবং রেজিষ্ট্রেশন বাধ্যতামূলক ৷
(৮) বর্তমানে জমি ক্রয়ের চুক্তি,চুক্তি সম্পাদনের তারিখ হতে ১ বছর পর্যন্ত কার্যকর থাকবে ৷
(৯) সম্পত্তি বিক্রির বাযনা চুক্তিও রেজিষ্ট্র্রেশন করতে হবে, যে বায়না চুক্তিগুলি এখনও রেজিষ্ট্রি করা হয়নি সেগুলি এই আইন বলবত্ হওয়ার পর ৬ মাসের মধ্যে রেজিষ্ট্রি করতে হবে ৷
(১০) বন্ধকী জমির ক্ষেত্রে বন্ধক দাতার লিখিত সম্মতি ছাড়া অন্য কারো নিকট বন্ধক রাখা বা বিক্রি করা যাবে না ৷
